How long does approval take?

Most applications are reviewed within 3-5 business days.

What are the application and move-in costs?

Application is $65 +tax per adult. Minimum move-in cost is first months rent, $1000 refundable security deposit and $100 move-in fee to set up utilities and credit reporting. Additional last month rent deposit and co-signer may be required depending on credit, background checks and prior landlord references. Security deposits are refundable subject to lease terms.

What utilities are included?

Residents are responsible for all utilities based on individual metered usage and pay their own electricity and internet service, while certain utilities may be billed through the community.

Are furnished homes available?

Our homes are delivered unfurnished so you can fully personalize your space.

How are trash and recycling handled?

On-site trash and recycling areas make disposal quick and easy for residents.

Can resident amenity spaces be reserved?

Yes, our lobby area is available to be reserved by our residents for group gatherings at no additional charge.

How do I schedule a tour and apply?

How are packages and deliveries handled?

Residents have access to secure on-site package delivery areas.

How do I know if I qualify for the apartment?

When evaluating a rental application, we consider several factors such as rental history, employment, income, and credit worthiness. If you meet the requirement of earning over three times (3x) the rent, then we are willing to consider lower credit with a higher deposit.

Preference for stable job with 3x income, 3 years of good/positive rental history, and good credit (preferably over 650) .  If you have any issues with those, then we may waive some of the requirements with a co-signer and/or additional deposits. Please give our office a call to discuss specifics and I’ll see what I can do to get you in.

What are your lease terms?

While we prefer a fixed term 12-month lease for the least disruption to our community, a shorter term lease would be considered on a case-by-case basis for those applicants with good credit and/or a long term and stable job with at least 3.5x income to rent ratio.

Is parking available?

There are no available parking on-site. Only publicly accessible street parking is available. This neighborhood of Seattle is non-zoned parking and available on a first come first served basis. There are also 3rd party secured parking available for rent a couple blocks from our building. Please contact our leasing office for current information about parking availability and pricing.

How does the move-out process work?

We offer a pre-move-out walkthrough so you can see exactly what's expected and address anything in advance.

Are you MTFE or low income?

Our apartment building is not MTFE or low income qualified, so there are no income caps or limits. However, our studio units are very low market priced, budget friendly and affordable for the cost conscious person.

What internet providers are available?

We have partnered with QuantumFiber from AT&T for fast WiFi over Fiber internet.
