By using the Services, you acknowledge that you have read and understand this Privacy Policy. This Policy applies to information we collect through the Services. It does not apply to information collected offline, or to the practices of third parties that we do not own or control, including the screening, payment, mapping, and social media providers described below.

3. Background Screening and Consumer Reports

When you submit a rental application, we use a third-party tenant screening company, ACRAnet, to obtain a consumer report that may include credit, criminal background, eviction, and rental history information. These reports are governed by the federal Fair Credit Reporting Act (FCRA) and applicable state law. We request your authorization before obtaining a consumer report, and we use the report only to evaluate your rental application. Application fees associated with screening are paid to or through the screening company. If we take an adverse action based in whole or in part on a consumer report, we will provide the notices required by law, including the name and contact information of the screening company and information about your rights. The screening company maintains its own privacy practices, which apply to the information it collects and reports.

4. Identity Verification and Biometric Information

As part of the application and identity verification process, we may ask you to provide an image of a government-issued identification document and a self-portrait photograph. We use these images to confirm that the person applying is the person shown on the identification, which may include an automated facial comparison and a check that the photograph is of a live person, and to read the machine-readable barcode on the identification. To perform these checks, the images may be processed by an image analysis service provider acting on our behalf.

Facial geometry and similar data derived from these images may be considered biometric information under certain state laws. We collect and use this information only for identity verification in connection with your application, we do not sell it, and we do not use it for advertising. We retain identity verification images and related data only for as long as reasonably necessary for verification and recordkeeping, after which we delete or de-identify them, subject to the retention principles in Section 11. Application fees and other payments may be made by card through a third-party payment processor (Square) or through person-to-person payment services such as Zelle or Venmo, depending on the options offered at the time. When you pay by card, your payment is processed on the payment processor's hosted checkout. We do not collect or store your full card number on our systems. The payment processor and any person-to-person payment service you use handle your payment information under their own privacy practices.

We also do not share your mobile phone number or your SMS/text-messaging opt-in and consent data with third parties or affiliates for their own marketing or promotional purposes. Because we do not engage in cross-site tracking, our site does not respond to browser "Do Not Track" signals in a specialized way. You can control or delete cookies through your browser settings. If you disable functional cookies, some features, including signing in to complete an application, may not work properly.

We maintain administrative, technical, and physical safeguards designed to protect the information we collect against loss, theft, and unauthorized access, use, or disclosure. No method of transmission over the Internet or method of electronic storage is completely secure, so we cannot guarantee absolute security. You are responsible for keeping any access credentials and verification codes confidential.

We retain personal information for as long as reasonably necessary to fulfill the purposes described in this Policy, to provide the Services, to make and document leasing decisions, to comply with our legal, tax, fair housing, and consumer reporting obligations, to resolve disputes, and to enforce our agreements. When information is no longer needed for these purposes, we delete or de-identify it. Incomplete or abandoned rental applications are automatically deleted after a short period, and submitted applications, supporting documents, identity verification images, and signatures are deleted or de-identified in accordance with our retention schedule.

Subject to certain exceptions, California residents have the right to know and access the personal information we collect, the right to delete personal information, the right to correct inaccurate personal information, the right to opt out of the sale or sharing of personal information, the right to limit the use of sensitive personal information, and the right not to be discriminated against for exercising these rights. To exercise these rights, contact us using the information in Section 18. We will verify your request as required by law. Under California's "Shine the Light" law, we do not share personal information with third parties for their own direct marketing purposes.

Our community is located in Washington State. We comply with applicable Washington law in handling your information, including laws governing tenant screening and the use of biometric information. Washington residents may contact us using the information in Section 18 to ask questions about this Policy or to exercise available rights regarding their information.

15. Children's Privacy

The Services are intended for adults seeking housing and are not directed to children. Rental applicants must be adults, or must apply with an adult or guarantor as described in our application materials. Information about minor occupants is provided by the applying adult, not collected from the minor. We do not knowingly collect personal information directly from children under 16. If you believe a child has provided us with personal information, please contact us so we can take appropriate steps to delete it.

16. Users Outside the United States

The Services are intended for users in the United States, and our community is located in Seattle, Washington. We do not intend to offer the Services to individuals located in the European Union, the European Economic Area, the United Kingdom, or Switzerland. If you access the Services from outside the United States, you understand that your information will be processed in the United States, where data protection laws may differ from those in your location.
